Why nobody can quote you from a map
The single largest variable in a dedicated fiber quote is whether the building is already reachable. Where fiber passes the property and the entry path is straightforward, the non-recurring cost is modest and the quote is mostly about bandwidth and term. Where it is not, the quote includes building a path to you, and that construction can dominate the entire first-year figure.
This is why coverage maps are misleading at the address level and why any provider quoting a firm number before a survey is either guessing or quoting a different product. The survey is not a sales delay; it is the only way the four decisive variables — distance, route, land ownership, permitting — get answered for your specific address.
The construction variables
**Distance from existing fiber.** The dominant factor. A few hundred feet is a different project from a mile, not proportionally but structurally — longer runs cross more boundaries and touch more jurisdictions.
**The route itself.** Aerial along existing poles is generally cheaper and faster than underground. Underground splits again between open trench and directional boring, and boring under a road, a rail line, or a waterway is its own category of cost and permitting.
**Whose ground it crosses.** Public right of way, private property, railroad, irrigation district, or state highway each carry different permitting processes and timelines. A route that crosses two jurisdictions can take longer to permit than to build.
**Building entry.** Getting from the property line into your suite is a discrete piece of work: conduit, core drilling, riser access, and in multi-tenant buildings the landlord’s consent and possibly a fee. This is a common source of late surprises because it is easy to overlook while focusing on the outside plant.
The recurring variables
**Bandwidth.** Recurring cost scales with the committed rate, though not linearly — the step from a small circuit to a mid-sized one is usually proportionally smaller than the headline suggests, which is why sizing with headroom often costs less than upgrading later.
**Term.** Longer commitments reduce the recurring rate and frequently reduce or absorb construction charges, because the provider amortises the build over the term. This is the main lever available if construction is what makes a project marginal.
**Route and market.** A circuit between two points priced on a well-built route differs from one that traverses less dense infrastructure. Regional geography matters more than most buyers expect.
**Equipment.** Whether the service includes managed equipment at your premises, and whether you need anything additional at your end, is worth clarifying — it belongs in the comparison rather than appearing after the fact.
What redundancy adds, and why it is not double
A second connection for resilience is a second circuit and usually a second build, so the instinct is that it doubles the cost. In practice it depends entirely on whether a genuinely diverse route exists. If a separate path can be engineered without major new construction, the incremental cost is largely recurring. If diversity requires a new route to a different point of presence, the construction can exceed the first circuit.
This is worth asking about early rather than late, because the answer sometimes reshapes the design. Where true diversity is not economic at an address, alternatives exist — a wireless backup path that shares no infrastructure, or accepting a single path knowingly and planning around it. Discovering during an incident that two circuits shared a conduit is the outcome worth spending effort to avoid.
How to make a quote comparable
Ask every provider to separate non-recurring from recurring, to state the committed rate and its symmetry, to name the term and the renewal behaviour, to say whether equipment is included, and to describe the route’s diversity relative to any existing service. With those five things stated, quotes become comparable. Without them, you are comparing numbers that describe different scopes.
One more question saves trouble later: what would change this figure after the survey, and by how much. A provider who answers that specifically is telling you where the risk sits, which is more useful than a confident number that moves.
